In short. Before you sign, an interior architect's eye on a property's real potential: what you could do with it, the constraints to anticipate and a ballpark for the works. Enough to buy with your eyes open. Not to be confused with the technical survey (energy, electrics, asbestos): here we talk about layout and potential, not regulatory inspection.
It is not a mandatory technical survey (energy performance, asbestos, electrics) carried out by a certified surveyor. It is a layout advice visit: a professional eye on what the place could become.
Ideally before signing, when you are hesitating between several properties or want to secure a favourite. Advice upfront avoids nasty surprises after the purchase.
The visit can remain simple advice, or lead to a full design project if you buy. If the project affects the structure or needs a permit, we bring in a partner architect.
Is this a technical survey (energy, asbestos)?
No. It is an interior architect's view on the potential and layout of the property, not a regulatory inspection.
Do you come in before signing?
Yes, that is the whole point: better to have advice before you commit.
Do you give a works budget estimate?
A ballpark, to help you decide. Precise costing comes later, if you start a design project.
And if the property needs major structural work?
We flag it during the visit and, where needed, work with a partner architect for the structure and permit.
